Marcus called us on a Tuesday afternoon, and the first thing he said was, “I’m done with lockboxes.” He runs three short-term rentals in Arleta — one off Branford Street near the park, one closer to the Arleta High School area, and a duplex he just bought near Woodman and Osborne. For two years he’d been doing the lockbox dance: meeting guests at odd hours, replacing combinations after every checkout, getting calls at 2 AM because someone “forgot the code” (they didn’t — they lost the slip of paper we all know they wrote it on).
The night before he called us, a guest had locked themselves out at 1:47 AM. Marcus drove from his place near Pacoima Wash all the way to the Branford rental in his pajamas. That was the breaking point.
What Marcus Actually Needed
When our tech Diego showed up the next morning with coffee in hand, Marcus had a whole list ready. He didn’t just want smart locks — he wanted a system. Specifically:
- A unique code for every guest that expires at checkout time
- Notifications when guests actually arrive (so he stops texting “are you in yet?”)
- A way to let cleaners in between 10 AM and 1 PM only
- Backup access if Wi-Fi goes down — because Spectrum in Arleta has its moments
- Something that wouldn’t look ugly on his nicer Branford property
That last one matters more than people think. A chunky industrial deadbolt on a craftsman-style door kills the photos on the listing, and listing photos are everything.
Why We Recommended Two Different Locks
Diego walked all three properties before quoting anything. This is something we do on every — the right lock depends on the door, the wireless coverage, and how the host actually uses the place.
For the Branford craftsman, we went with a low-profile Wi-Fi deadbolt that keeps the existing thumb-turn look from inside. For the duplex near Woodman, we used a keypad-only model with Bluetooth backup because the router is on the opposite end of the building and Wi-Fi was spotty in the entry. The Arleta High area property got a hybrid with both keypad and app control because Marcus’s regular guests there are repeat business travelers who actually use the app.
The Install Day
Diego knocked out all three in one day. The Branford one took the longest — about 90 minutes — because the original strike plate was set crooked from a previous install (not ours), and we re-mortised it so the bolt would throw cleanly. A smart lock that has to fight the strike plate will burn through batteries in six weeks. Done right, you’ll get nine to twelve months out of a set.
At the duplex, the front door was a steel slab from the 80s with a non-standard bore. Marcus didn’t know that. We brought a hole-saw kit and adjusted on the spot. This is the kind of thing that wrecks DIY installs — people buy a $250 smart lock at Home Depot, get it home, and realize their door has a 2-1/4″ backset instead of 2-3/8″. Then it’s back to the store, or worse, a forced install that never quite seals.
Setting Up the Guest Workflow
After mounting, Diego sat at Marcus’s kitchen table for another hour and walked him through linking the locks to his Airbnb account through a property management integration. Now when a guest books, a code generates automatically, texts to them 24 hours before check-in, and dies at 11 AM on checkout day. The cleaners have their own permanent code with a time window. Marcus has a master code he’s never had to use.
Three weeks later he texted Diego: “Slept through the night. First time in months.”
What Arleta Hosts Should Know Before Installing
If you’re hosting in Arleta — whether you’re near the equestrian trails on the north side or closer to the 5 freeway — a few things to think about:
Check your Wi-Fi at the actual door. Don’t trust the signal in your living room. Stand at the entry with your phone. If it’s two bars or less, you want a lock with Bluetooth or Z-Wave backup, not pure Wi-Fi.
Batteries die at the worst time. Set a calendar reminder for every 8 months. Most locks warn you, but most hosts ignore the warning.
Keep one mechanical backup. Every smart lock we install still has a key override. Hide one with a trusted neighbor or in a separate lockbox off-property — not on the door itself.
The garage matters too. Marcus added a smart at the duplex a month later, because guests kept asking about parking access. Worth thinking about upfront.
