We’ve Been Busy in North Hollywood This Spring — And Not for the Usual Reasons

Every spring, our phones ring more. People move into new apartments off Lankershim, landlords flip units near Magnolia Park, and first-time homeowners on Colfax want fresh locks. That’s normal for this time of year.

But this April and May? The calls have been different. We’re getting homeowners on Klump Avenue and Bakman Avenue telling us their neighbor got broken into. Renters near the NoHo Arts District saying someone tried their front door at 3 AM. A property manager on Camellia Avenue who found pry marks on two units.

The request is almost always the same: “I need a better deadbolt. The one I have feels like a toy.”

They’re not wrong. And that’s why has become the single most common job we’re running right now.

What’s Actually Happening in the Neighborhood

North Hollywood has some specific patterns worth knowing about. The stretch between Vineland and Laurel Canyon — especially the residential blocks south of Victory Blvd — has seen a noticeable uptick. Same goes for older apartment complexes along Burbank Blvd near Whitsett Ave, where original hardware from the 80s and 90s is still on the doors.

Most of these break-ins aren’t sophisticated. Someone tests the door. If the lock gives, they’re in. A Grade 3 deadbolt — the kind builders install by default — can be defeated with a solid kick or a basic bump key. That’s the reality.

Grade 1 vs. Grade 3: This Actually Matters

Deadbolts are rated by ANSI/BHMA on a scale from Grade 3 (basic residential) to Grade 1 (commercial-grade strength). Here’s the quick breakdown:

Grade 3 (What You Probably Have Now)

Rated for 150,000 cycles. Withstands 2 door strikes in testing. This is the bare minimum sold at big-box stores. Fine for an interior closet. Not great for your front door facing the street.

Grade 1 (What We’re Installing)

Rated for 800,000 cycles. Withstands 10 strikes with 75 pounds of force. Anti-pick, anti-drill, anti-bump pins standard. A completely different category of hardware.

The price difference between a Grade 3 and Grade 1 deadbolt is usually $40-$80 in parts. The difference in actual security is enormous. When we do a deadbolt installation in North Hollywood, we almost always recommend Grade 1 — especially right now.

What a Typical Spring Upgrade Looks Like

Last week we did a job for a couple on Otsego Street, right behind the North Hollywood Recreation Center. They’d lived there six years and never touched the locks. After their next-door neighbor had a package thief try the front door handle (and find it unlocked — different issue), they called us.

The door frame had a short strike plate with half-inch screws that would pop out under pressure. We replaced the deadbolt with a Medeco Maxum Grade 1, installed a reinforced 4-screw strike plate with 3-inch screws into the stud, and checked the door alignment.

Total time on-site: about 45 minutes. They also asked us to handle a lock rekey in North Hollywood for their back door, which we knocked out in another 15 minutes.

That’s it. No construction. No drama. Just a door that actually resists forced entry now.
