If you manage rental units anywhere in Los Angeles — Koreatown, Silver Lake, Westlake, the Valley — you already know the key problem. Literally. You’ve got a ring with 30, 50, maybe 80 keys on it, and half of them look identical. A tenant gets locked out at 11 PM in your building on Normandie Ave, and you’re standing in the hallway trying key after key like some kind of medieval jailer.

What Exactly Is a Master Key System and How Does It Work?

A master key system uses specially cut pins inside each lock so that two different keys can open the same door. Each tenant still gets their own unique key — it only opens their unit and common areas like the laundry room or mailbox panel. But your master key opens every single lock in the building.

The locks themselves look completely standard from the outside. Your tenants won’t notice anything different. The magic is in how the pin stacks are configured inside the cylinder. A locksmith sets up a key chart (called a bitting schedule) that maps out the entire hierarchy before cutting a single key.

For larger properties, you can add sub-master levels too. Say you’ve got a building manager for your property on Wilshire Blvd and a separate maintenance lead for your units near MacArthur Park — each one can have access to only the floors or sections they need.

How Much Does a Master Key System Cost in Los Angeles?

Straight numbers: for a standard apartment building with 10–20 units, most property managers in LA spend between $150 and $400 per lock, depending on the hardware grade. If your existing Schlage or Kwikset deadbolts are in decent shape, we can often rekey them into a master key configuration for $25–$45 per lock instead of replacing everything.

A 40-unit building in North Hollywood we worked on last year came in around $1,800 total because the existing hardware was solid — just needed rekeying plus the master key setup and key cutting. A different property on Vermont Ave near Los Feliz needed all-new commercial-grade locks, and that job ran closer to $6,500.

The biggest factor is whether you need new hardware or can work with what’s already installed.

Can I Keep My Current Locks or Do They All Need to Be Replaced?

Usually, yes — you can keep them. If your locks are standard pin-tumbler deadbolts (Schlage, Kwikset, Yale, etc.), a locksmith can rekey the cylinders to accept a master key without swapping the whole lock. We do this all the time in older LA apartment buildings near Echo Park and Downtown that still have perfectly good hardware from the original build.

The exception is if your locks are worn out, different brands across units, or some off-brand cylinder that doesn’t support master keying. In those cases, we recommend standardizing everything to one brand and series. It keeps future rekeying simple and costs down long-term.

Is a Master Key System Safe? Can Someone Copy My Master Key?

Good question — and one we get from every property manager in the city. Standard master keys can technically be duplicated at any hardware store. That’s why we strongly recommend restricted keyway systems for any property with more than a handful of units.

With a restricted keyway, the key blank is patented. No hardware store carries it. Copies can only be made by an authorized locksmith with your written approval. We set this up for a management company that oversees three buildings in Palms and one in Culver City — they wanted zero chance of unauthorized copies floating around, and a restricted system solved that completely.

How Long Does Installation Take for a Whole Building?

For a rekey-based master key system, figure roughly 15–20 minutes per lock once we’re on site. A 20-unit building with one deadbolt and one knob per unit (40 locks) typically takes a full day. A 50-unit property might run a day and a half.

If we’re installing brand-new hardware, add a bit more time per door for removing old locks and fitting new ones. We schedule these jobs during normal business hours so tenants can be home or we coordinate access with your on-site manager.

The planning phase — building the bitting schedule and ordering any restricted blanks — usually takes 3–5 business days before the install date. We map out every door, every access level, and every tenant key before we show up with tools.

What Happens When a Tenant Moves Out?

You rekey that one unit. That’s it. The old tenant’s key stops working, the new tenant gets a fresh key, and your master key still opens everything. The rest of the building stays untouched. This is one of the biggest time and money savers for LA property managers — no changing every lock, no redistributing keys to other tenants.

A single-unit rekey on a master key system runs between $20 and $40, and takes about 10 minutes. Compare that to what you’d spend changing locks entirely every turnover.
